Summary:

DHPC is pleased to secure both consents for the same client, thereby totalling 3 approvals on the same site. Previous permission for the change of use of an annexe to a self-contained dwelling was approved, also secured by DHPC. Now the client has permission to erect a large, detached chalet bungalow; and carport, with a grass verge to become part of the applicant’s garden.

The application was supported by the respected, arboriculturist Richard Nicholson ( https://www.rnapc.co.uk/ ) due to the position of the approved dwelling to the canopy of a large oak tree nearby. Darryl undertook pro-active negotiations with the senior planning officer and overcame highway objections, and concerns regarding the impact to the street scene. Afterward, the officer agreed that the schemes did indeed accord with adopted policies and supported the schemes.

Regretfully the Town Council objected to the schemes so both applications were reported to Planning Committee for their determinations. Darryl attended the Committee and presented robust and informative deputations which aided the persuasion of the Members to support the applications.

Using the plans, prepared by Arcane Design Studio, Darryl was able to provide justification for the change of use, in light of adopted planning policies. The scheme was approved under delegated powers.
