Frequently Asked Questions

Why Should I Use a Planning Consultant?

Because understanding planning policies and successful arguments can be extremely difficult to grasp.

And, legislation fluctuates.

What you thought you knew, may no longer be the case. To be blunt, it’s all too easy to submit a planning application containing basic or even minor mistakes that results in refusal. Not least those that only just miss the mark in terms of policy compliance, or which lack robust arguments. The consequences could be time-consuming, stressful and expensive.

Don’t be that DIY property developer, or that architect.

Specialist support from DHPC can take the strain off your shoulders, and offer the expertise you need.

FAQs

No, not always. Some projects count as permitted development. However, it’s best to be on the safe side, and we’d be happy to offer you advice.

Any types of scheme.

However, our speciality is in residential or commercial development in the Green Belt, or appeals.

The formal consultation period lasts for 21 days, with standard planning applications taking 8 weeks from registration to decision. For larger projects, this time frame extends to approximately 13 weeks.

Here, we’re going to be true-to-life. We know how long it should take, but realistically,  and certainly for larger projects, you should allow for considerably longer. Let’s chat about your specific scheme.

No doubt, you’ll be disappointed, but DHPC can submit an appeal on your behalf to the Planning Inspectorate.

Firstly, we’ll assess your options. If appeal is viable, we’ll work to present a thoroughly researched case, drawing on our knowledge and experience of the planning system. Whilst success cannot be guaranteed, you’ll be in capable hands.

Fees are calculated on an hourly rate, with each project assessed individually. Nevertheless, my experience informs the complexity of the work, as well as the length of time that will be involved – so we’ll be able to offer you a precise quote when you get in touch.

A Planning Statement explains to the reader how your scheme complies with the adopted planning policies, as well as with any material planning consideration that is relevant to the proposal.

I’d be happy to offer this as a standalone service for a fixed fee.  Do refer to my Planning Statement page for more information.
